Essential Job Functions:

  • Plans, organizes, directs and coordinates the activities of administrative, supervisory, and janitorial/grounds staff employed at multiple service contract sites to ensure compliance to contract standards, as well as ISSA/CIMS, ISO, DOL, OSHA, Source America, RESPECT of Florida, CARF and other regulatory agency standards.
  • Responsible for interviewing, recommending for hire and/or termination, and training employees; planning, assigning and directing work; appraising performance, rewarding and disciplining employees; addressing complaints and resolving problems.
  • Recommends budget priorities and monitors program revenues and expenditures. Responsible for payroll, compliance/inspection, supply and inventory records.
  • Provides a high level of customer service through a proactive approach toward solving problems and expediting contract implementation.
  • Responsible for monitoring quality of work performed and cost effectiveness for each contract and ensures that the work meets or exceeds contract standards and those established by SMA.
  • Ensures compliance with regulatory/funding source regulations and guidelines (ISSA/CIMS, ISO, DOL, OSHA, Source America, RESPECT of Florida, CARF, etc.) and submits required reports demonstrating compliance.
  • Ability to perform required duties during varying hours/shifts and at multiple locations, including during cold, hot or inclement weather.

Minimum Education and/or Experience: Possession of Bachelor’s degree in Business Administration, Human Services, or a related field, preferred, and four years progressively responsible experience, with supervisory responsibilities, involving the managing of multiple service contracts; or janitorial and/or lawn care certifications and six years experience in managing multiple service contracts with supervisory responsibilities. Equivalent work experience may be substituted for a bachelor’s degree.

Knowledge/Skills/and Abilities:

  • Knowledge of general business planning principles and practices. Knowledge of contract procurement processes and procedures. Thorough knowledge of ISSA/CIMS. Thorough knowledge of rules, regulations, safety procedures, state, federal and local laws pertaining to managing multiple employees.
  • Ability to speak clearly and concisely in front of groups or organizations. Ability to effectively present information and respond to questions from contractors/businesses, regulatory agencies, management, as well as the general public in written, graphic and oral forms.
  • Ability to write reports, business correspondence and procedures. Ability to develop work plans and schedules and monitor to ensure adherence to work plans and schedules. Ability to develop, initiate and carry out plans to meet scope of work requirements of multiple contracts while maintaining compliance to ISSA/CIMS, ISO, OSHA, DOL, NISH, RESPECT of Florida, CARF and other regulatory agency standards.
  • Ability to solve problems and deal with a variety of variables in situations where only limited standardization exists.
  • Ability to operate a motor vehicle, standard office equipment, lawn service equipment and janitorial service equipment. Knowledge of chemicals/products used in janitorial and grounds-keeping services and ability to train employees in safe use of these materials.

Necessary Special Requirements: Possession of a valid Florida driver's license, proof of personal automobile insurance, and have acceptable driving record. Complete State of Florida mandatory security screening program prior to start of employment. Complete SMA required training during the first six (6) months of employment and update as required.

Physical: Mobility and ability to bend and reach during an 8-12 hour day. Able to lift minimum 30 pounds, with occasional lifting of up to 40 pounds. Fine motor skills for legible and accurate charting, daily correspondence and presentation, either manually or orally. Work endurance ability to work 8-12 hour shifts with a meal break, as possible. Routine 8-12 hour shifts. Hours and days off may vary. Extra hours may be required. Work assignment locations may vary.
